UK nationals are now non-EU buyers
The Cyprus Ministry of Interior states that citizens of non-EU countries wishing to acquire immovable property generally require permission from the relevant District Administration. Its current guidance describes an application using form COMM 145 and supporting documents. Your lawyer should confirm exactly how the rules apply to your proposed purchase and circumstances.
Appoint an independent Cyprus lawyer
Your lawyer should act for you, not for the seller or developer. Legal due diligence should address ownership, title, planning and building matters, encumbrances, contractual protection and the filing and completion process.
Plan currency exposure
If your capital or income is in sterling while the purchase and ongoing costs are in euros, exchange-rate movements can materially change the sterling cost. Consider the timing of deposits, stage payments and completion rather than looking only at today's GBP/EUR rate.
Understand tax before making assumptions
VAT, transfer-related costs, rental taxation and the tax position on eventual disposal depend on the transaction and the buyer's circumstances. Obtain current Cyprus and, where relevant, UK tax advice rather than relying on sales material.
Separate investment and immigration decisions
A property purchase does not by itself mean that a buyer qualifies for Cyprus residency. The government has a specific expedited immigration-permit framework for qualifying third-country investors with defined criteria. Immigration advice should be obtained separately where residency is part of the objective.
