Off-plan purchases may offer modern specifications, staged payment structures and the opportunity to secure a unit before completion. In a rising market there can be potential upside between purchase and delivery, but that outcome should never be assumed.
Off-plan risks to assess
Construction and delivery timing, developer strength, contractual protections, specification changes, surrounding development and the amount of competing new stock all matter. Buyers should obtain independent legal advice and understand exactly what is being contracted for.
Potential advantages of resale
A completed resale property can be inspected physically, the surrounding area is visible and rental history may be easier to assess. It may also be available for occupation or letting sooner.
Resale due diligence still matters
Age, maintenance, alterations, title, communal obligations and future capital expenditure should be reviewed. A lower purchase price can be offset by renovation or energy-upgrade costs.
Compare like with like
Do not compare only the advertised price per square metre. Include VAT treatment where applicable, furnishing, parking and storage, communal facilities, expected completion date, financing costs, maintenance and the period before rental income can begin.
Let the investment brief decide
An income-focused investor who wants immediate cash flow may reach a different conclusion from a buyer comfortable waiting for completion and targeting a newer product. The decision should follow the strategy, not the sales pitch.
